The new Triumph Trade Park in Coventry on the market with Bromwich Hardy

A brand new development of six industrial warehouse units plus a large self-storage unit in Coventry is being marketed by leading commercial property agency Bromwich Hardy.

Triumph Trade Park on Herald Avenue, to the west of the city centre, will include six high quality trade units totalling 25,490 sq ft.

Individual units available for let will range from 2,917 sq ft to 5,479 sq ft, and the self-storage unit will extend to 76,000 sq ft.

Bromwich Hardy is marketing the new development jointly with Colliers on behalf of developer XLB, with completion expected by the third quarter of next year. The development is being funded by Nuveen.

He said that each unit will have a designated yards with generous space for forecourt loading, with plenty of parking spaces and EV charging facilities.

Mr Bromwich said: “We are already handling substantial early interest in Triumph Trade Park, due to its location in a highly prominent and very busy commercial location. This makes it the perfect place for deliveries, trade and public customers.”

Occupiers in the immediate vicinity include McDonalds, KFC, Pizza Hut, Greggs, Subway, Oodles n’Oodles, Starbucks and Sainsburys, plus a nearby business park and residential properties.

Other occupiers close by include Domino’s, Howdens, Topps Tiles, and a number of car dealerships including Audi, Skoda and Hyundai, plus a new 220-bed student development for the Warwick University campus.

Coventry is located at the heart of the UK and is the second largest city in the West Midlands, with Birmingham 20 miles to the west and London around 95 miles to the south-east.

Triumph Trade Park is approximately two miles west of Coventry city centre, with direct links to the M45 and M1 to the east, and the M42 to the west.

The city is strategically located at the centre of the ‘Golden Triangle’ of the UK’s logistics sector, with unparalleled access to the national motorway.

It lies immediately adjacent to the M6 and M69 which link with the wider national motorway network including the M1, M40, M42 and M5.

Approximately 85% of the UK’s population is within a 4.5 hour HGV drive time, making it a highly desirable location for businesses.
