A stunning transformation of a Grade II-Listed Regency building in the heart of Leamington Spa in Warwickshire has been completed, providing flexible new office space.
11 Waterloo Place on Warwick Street has now opened its doors following major internal refurbishment to create modern office space and state-of-the-art meeting rooms.
The building was purchased by Midlands-based property investment company The Wigley Group last year for £870,000, with law firm JG Poole & Co LLP the first tenants to move in.
The historic six-storey building is part of an early 19th century terrace of former houses that are said to be named in honour of the Duke of Wellington who visited Leamington Spa in 1827, 12 years after his defeat of Napoleon Bonaparte in the Battle of Waterloo.
Louis Washington-Smith, Director of Estates at The Wigley Group, said: "We are delighted with the refurbishment of Waterloo Place and excited to see it open its doors.
“The building is very different to our usual portfolio, but it is one we immediately saw potential in.
“It is a beautiful townhouse building which is soaked in history, and we believe it will be a real asset to Leamington Spa, which has a growing and vibrant commercial centre.
“The pandemic has led to a major shift in the way people work, with employers and employees now looking to more flexible working spaces to reduce the need for commuting to large central offices, and to make the workplace more efficient.
“Waterloo Place does just that, providing flexible working space in a wonderful central location.”
The refurbished site provides 11 lettable office rooms which are available on terms to cater for the needs of prospective tenants.
The Wigley Group Ltd is an ISO 45001 and 9001 certificated real estate investment company specialising in the industrial sector with a significant portfolio of property and landholdings, and associated businesses in land and development, and construction.
It was established in 1964 and directly employs around 40 people at its headquarters in Stockton in the Stratford-upon-Avon District of Warwickshire.
